A: The following are considered Maintenance Emergencies:

- A water leak or broken pipe that will cause damage to the apartment
- A sewer back up
- A stopped up commode if it is the only one in the apartment
- No heat and the outside temperature is expected to fall below 55 degrees
- No air conditioning and the outside temperature is expected to reach above 80 degrees
- Refrigerator is not working
- The pipes are frozen
- Doors, locks or windows are broken compromising the security of the dwelling
- Any fire at all
- Any incident involving emergency vehicles/personnel
Q: I need to have maintenance work done in my apartment, what should I do?

Q: My room is always colder/hotter than the rest of the house, what can I do to improve the temperature?
A: First make sure that the vent in your room is open and not blocked by
furniture and that your main furnace/air conditioning filter has been changed.
If this is not the problem, you may need to open bedroom door a few inches to
allow the air to circulate. You may also want to partially close the vents in
area that seem overly warm or are not routinely used. If these do not work
please submit a ticket in your tenant’s portal.
Q: How can I reduce our electric bill?
A: Set thermostat between 72 and 74 degrees. Take shorter showers.
Don’t run your stove longer then needed and use timers. Turn off unused lights.
Q: Am I responsible to replace lightbulbs?
A: You are responsible to replace lightbulbs in your apartment,
unless it is a fluorescent or specialty bulb.
Q: My toilet is clogged. What do I do?
A: Attempt to plunge your toilet yourself. If that doesn’t work,
then submit a work order online. Please remember, before placing
a work order, you must attempt to plunge the toilet first.
Q: My air conditioning is not working. Isn’t that an emergency?
A: No air conditioning is considered an inconvenience, not an emergency.
The campus housing manager will take into consideration, the temperatures
with high humidity and readings in the upper 80’s and above. For repairs
that do not fall under this exception, a service call will be placed for
service to be performed Monday-Friday during regular working hours.
Q: What do I do if there is a leak in my apartment?
A: First, attempt to turn off the water. There is a water shut-off valve
that will turn the water off in your apartment only. This valve is located
in the hallway mechanical closet where your water heater is located.

Q: Why do you need to come into my apartment for an inspection?
A: Inspections are done at least 2 times a year. The primary purpose of
an inspection is to be sure there are no unsafe conditions, maintenance
problems or lease violations; however, review we do notate and alert you
if we find any cleaning or sanitation conditions that could be hazardous
to you are to the housing community. Tenants are responsible for maintaining
their residence in a clean, sanitary and safe condition. Tenants will be
notified in advance of an inspection.
Q: What do I do if I have a power outage during a storm?
A: In the event of a power outage at Hague Club Apartments, you should
contact Dominion Energy at 1-888-667-3000. Have your Dominion Energy
account number and the telephone number the account is listed under as
this is an automated system that will require the account number for
an update status of power outages.
